Under the new rules a landlord can give an N4 notice that gives a tenant only seven days to pay missed rent. The old rule gave fourteen days.

If the tenant does not pay within those seven days, the landlord may file an L1 form with the Landlord and Tenant Board to start an eviction for non‑payment. An L1 application usually takes about three to five months.

The rules also say “persistent” late payments happen when a tenant is late on rent at least three times in six months, and each time the rent is not paid within seven days of the due date.

Housing advocates say the changes make it easier to evict people. Daniel Tucker‑Simmons, a principal lawyer at Avant Law, warned that the rules come when average rents are about $2,248 a month, which is hard for many renters.

Tenants and landlords should now watch the new seven‑day deadline and be ready for a longer board hearing if an eviction starts.
