0:27rally."
0:28>> In South Korea, apartments, especially
0:30in Seoul, are more than just places to

0:33>> Before we saw this massive rally this
0:35year, [music] people just like to invest
0:38in the housing market because there is
0:39no alternative for savings and
0:41investment. So, housing market has
0:44provided very stable return for very
0:47long time.
0:47>> Owning a home is sort of the Korean
0:50dream for all Koreans. I think in Korea
0:53is a reflection of what people consider
0:56as their safety net as well as a symbol
0:59of success.
1:00>> The Bank of Korea estimates that for
1:01non-home owners, about 70% of stock
1:04gains are estimated to flow into real
1:06estate. And from January to April 2026,
1:10home buyers used about 3.7 trillion won,
1:13or roughly 2.4 [music] billion US
1:14dollars, from stocks and bond sales to
1:17fund purchases.
1:18>> I think it's an ironic turn of events
1:21because the government wanted to boost
1:24the stock market so that people could
1:26move away from homes into the stock
1:28market, but people are coming back to
1:30the property market with the money that
1:32they earned in the stock market. And
1:34it's also sort of this vicious cycle.
1:36>> That deepens what the Bank of Korea
1:38calls complex polarization. The wealth
1:41gap between households that own property
1:43and those that don't is now about 470
1:45million won, more than nine times
1:47[music] average household income.
1:49>> Recent data from Deutsche Bank show that
1:51Seoul is the third most expensive city
1:53to buy a home after Hong Kong and
1:56Zurich.
1:56>> The danger is not that one stock market
1:58[music] sell-off would immediately crash
2:00home prices. Is that the same wealth
2:02channel pushing stock gains into housing
2:04depends on confidence.
2:06>> It's really long-term potential threat.
2:09Recently, the government is pushing for
2:12like the mega project broadening the
2:14gains from [music] the chip sectors to
2:16other sectors and that they want to
2:19cultivate new growth engine for future
2:21growth.
