Vietnam's tourism real estate must trade speculation for sustainable operation

Experts said the tourism property sector must move beyond speculative gains to focus on operational efficiency, sustainable returns and long‑term asset value. They emphasized that future growth depends on real performance rather than price spikes.
Nguyen Thi Hong Nga, Editor‑in‑Chief of Xay Dung Newspaper, explained that the key challenge in the new cycle is not simply launching projects, but ensuring effective operation and real, long‑term value. She linked this challenge to the broader development of tourism, services and transport infrastructure.
Le Dang Tuan, Deputy Director of the provincial Department of Construction, pointed out that some resort projects have prioritized rising property prices over tourism operations. He added that these projects often face inadequate infrastructure, legal obstacles and management shortcomings, especially in condotel schemes.
Dr Nguyen Van Dinh said a transparent, consistent legal framework is needed to protect stakeholders and improve project management. Dr Tran Du Lich added that clearer ownership and land‑use rules would boost investor confidence.
The sector’s future will rely on three fundamental shifts: moving from speculative price expectations to operating value, from standalone projects to integrated tourism ecosystems, and from exploiting natural resources to creating value while preserving nature and culture. Embracing these changes will help Vietnam build a tourism real estate market that delivers lasting benefits.
