Should You Buy a Home Now or Wait for More Price Cuts in Vietnam?
Mua nhà ngay hay chờ giá giảm sâu hơn tại Việt Nam?

Vietnam’s housing market is seeing a correction. Resale apartments in Hanoi fell about 7% in the first half of 2026, yet prices are still far above early‑2023 levels.
Deputy director Hoang Thu Hang of the Ministry of Construction’s Housing and Real Estate Market Management Department says developers’ asking prices remain high. This creates a gap between seller expectations and what many buyers can afford, weakening market liquidity.
According to Nguyen Van Dinh, vice chairman of the Vietnam Real Estate Association, developer‑direct transactions fell sharply. In the first six months of 2026, only about 48,000 sales were recorded, compared with more than 100,000 in 2025.
Hang advises buyers not to wait for a market bottom because the exact low point is hard to predict. She recommends comparing the asking price with the property’s value, recent market trends, and personal finances before deciding.
She also points out that a 70‑square‑metre apartment once cost roughly $116,000 but later rose to about $270,500 after several years, showing how quickly prices can grow. If the price is reasonable and the home meets real needs, buying now may be wiser than waiting.
In short, the Vietnamese market shows some price correction but still high levels and limited supply. Buyers should evaluate their own budget and the property’s value rather than hoping for uncertain further cuts.
