The housing market in Ho Chi Minh City is no longer booming wildly. Understanding the recent stabilisation helps anyone planning to buy or rent decide when and where to act.
According to Avison Young Vietnam, apartment price growth slowed in Q3 2026 as buyers became more selective based on their financial capacity. This selectivity reflects tighter budgets and a desire to avoid over‑paying.
Home loan interest rates of 12‑15 % a year and rental yields of just 2‑3 % made leveraged purchases and short‑term speculation less attractive, the same report says. Buyers with strong finances now prefer long‑term investments that offer solid amenities and legal certainty.
Affordable apartments in peripheral districts such as Di An and Thuan An kept attracting strong demand, while sales of high‑end central apartments remained cautious. The average primary apartment price was $3,850 per sqm, with prices ranging from $1,800 to $15,000 per sqm depending on location and developer reputation.
Looking ahead, major projects like Ring Road 3, Can Gio Bridge and new metro lines are expected to boost demand for landed properties in satellite areas. Keeping an eye on these infrastructure developments can help buyers spot future growth zones and make smarter housing decisions.
